REHAGREEN®: optimised value creation and carbon footprint

Rehabilitating office buildings involves complying with environmental requirements as well as meeting users’ expectations for well-being and comfort. It also involves enhancing the long-term value of the property asset for owners and investors by renewing its architectural identity and adapting it to new commercial uses, while helping to reduce the property sector’s carbon footprint at the same time.
Rehabilitation is above all about value enhancement

The property sector in France, both residential and commercial, accounts for 46% of energy consumed and 25% of CO2 emissions. That is why the sustainable rehabilitation of existing buildings, especially energy renovation, makes an active contribution to the fight against climate change. Not only do rehabilitation projects give old buildings a new lease of life while respecting their architectural heritage, they also contribute to the regeneration of the whole neighbourhood. In addition, they optimise value creation, the asset’s lifetime and its carbon footprint. That is the mindset behind our Rehagreen® package of sustainable rehabilitation services. As a result, our projects have been awarded the toughest environmental certifications and labels, such as HQE®, Breeam, Leed and BBC Renovation.

For example, our flagship Lemnys project in Issy-les-Moulineaux has turned an obsolete building into a high-performance asset which has dual HQE and Breeam certification as well as the BBC low-energy building label. Employees of the La Poste group moved into their new, ultramodern headquarters in March 2016. The transformation increased the building’s floorspace by 20% and its capacity by 39%.

A fast-growing market

Rehabilitation with the Rehagreen® concept is entirely compatible with new working methods and demand is growing strongly. Rehabilitation projects accounted for 90,029 m² of office space out of the 234,432 m² in progress or completed in 2016. Over the period 2016-2020, Bouygues Immobilier expects Rehagreen® rehabilitation to represent 35% of the total surface area of commercial property projects. Flagship projects in 2017 include:

- the Intown building for Scor (Paris 9), inaugurated in March 2017,
- Seizame for CNP Assurances (Paris 16),
- Ipso-Facto for La Française REM (Montrouge).
