On 30 June 2011, François Bertière, Chairman and CEO of Bouygues Immobilier, inaugurated the first phase of Valnaturéal in the city of Marseille (Les toits de Jade), in the presence of Benoist Apparu, French Minister for Housing, Jean-Claude Gaudin, Senator-Mayor of Marseille, Samia Ghali, Senator-Mayor of the 15th and 16th arrondissements of Marseille and Vice-President of Marseille Provence Métropole and Norbert Bluthé, Chairman of Nexans France.
Valnaturéal is Bouygues Immobilier's largest development project in Marseille. Located on a 3.8-hectare site near the old village core of Saint-Louis in Marseille's 15th arrondissement, the new eco-neighbourhood will on completion comprise 828 two- to five-room apartments including 310 for first-time buyers, 300 social housing units, a residence for students and young working people, and sheltered housing for the elderly. In addition, a care home for elderly dependents will be constructed. All Valnaturéal accommodation has Habitat and Environment certification.
Designed by four architect firms (ATTB Malot et Associés, Dider Rogeon Archi, J-M Battesti Architectes et associés and Agence A. Paul – C. Gulizzi) with the support of landscape designers Paul Petel, the neighbourhood will be developed in blocks linked by grassed walkways, giving it a genuine identity.
Shops in addition to those that already exist in Saint-Louis, private parking facilities, a 200-space underground public car park and a public garden will be created to enhance residents' quality of life.
The project is supported by measures for first-time buyers, including a 5.5% VAT rate (the project is in an urban regeneration zone), a first-home cheque from the city of Marseille and other measures such as the Pass Foncier Collectif®. Taken together, these measures result in an attractive average price of €2,350 including VAT per m2 for an apartment with an underground parking space.
With "Les Toits de Jade", 140 housing units have been delivered, including 62 for first-time buyers and 58 social housing units — a sign that this offering is perfectly tailored to the expectations of customers.
This development is the result of strong cooperation between Marseille Provence Métropole, the City of Marseille and Bouygues Immobilier. Last units will be delivered in late 2013.
