Located in the Seine Arche mixed-use development zone in Nanterre, Green Home comprises a 147-unit positive-energy apartment building and nearly 2,000 m² of office space and public amenities.
Designed by Atelier Zündel Cristea, the project’s contemporary architectural lines are entirely consistent with those of the existing buildings in the Terrasse district which extends from La Défense to the River Seine.
The apartment building, the key component of the Green Home programme, is a model of its type. Thanks to its bioclimatic design and high-performance facilities, it produces more energy than it consumes. An individual dual-flow ventilation system recovers heat from extracted air and meets almost all the heating and ventilation needs of each apartment. A communal heat pump produces the building’s domestic hot water, using heat recovered from grey water. With energy consumption of 23 kWh/m²/year, the apartments consume barely a third of the primary energy requirement under 2012 thermal regulations. 525 m² of rooftop photovoltaic panels will offset residential consumption. The energy produced will be sold to power utility EDF, helping the building to save nearly €6,000 on its annual maintenance charges.
As well as being energy-efficient, the apartments are designed to be pleasant to live in, with large windows. 80% of them have windows on two sides and there is extra surface area in the form of cellars, parking spaces, balconies and verandas.
Green Home has already won two regional Pyramides d’Argent property development awards (the innovation prize and the EDF prize) and has been shortlisted for a national Pyramide de Vermeil award.
Located with an urban rehabilitation zone, the programme qualifies for a reduced 5.5% rate of VAT.
After similar developments in Aix-en-Provence and Montreuil, handed over in 2012 and 2013 respectively, Green Home is the third positive-energy residential building developed by Bouygues Immobilier. Bouygues Immobilier has already delivered one positive-energy office building, Green Office® Meudon, occupied by Steria since 2010, and is building ten more Green Office® projects around France, including in Nanterre and Rueil-Malmaison in the Paris region, as well as in Bordeaux and Lyon.
