This two-hectare site located close to the Paris ring road and the RER B suburban railway line accommodated a 30,000 m² (net floor area) property complex occupied by a single tenant up until the end of 2011.
MACSF is to carry out a 50,000 m² (floor area) commercial property development on this site, which has already been pre-leased and will be occupied once again from the beginning of 2015 (9-year lease).
As well as being designed and developed by Bouygues Immobilier, this is also a Rehagreen® operation which aims to renovate and rehabilitate the existing site. Campus Val de Bièvre will be the first Rehagreen® development comprising demolition and reconstruction.
This new generation project will be able to host three times more work stations than before (3,000) by freeing up a vast area of space at the heart of the development thanks to an optimisation of all the site's possibilities.
Designed by architect firm Valode & Pistre, it will meet the following current international benchmarks:
- the RT 2012 thermal regulation
- the Passeport HQE® High Environmental Quality label - "Exceptional", with a 4-star "occupier health" rating
- BREEAM certification
The Municipality of Gentilly has managed to retain one of the town's major employers by renovating this site, thus favouring local development to the benefit of the surrounding population and the people who work there.
The project provides MACSF group a secure and significant property investment that complies with the aims of its financial policy. In addition, it also satisfies the group's objective of acquiring high performance, cutting-edge buildings that benefit from the latest environmental certifications (e.g. Via verde in Nanterre, La Timone residence in Marseille, etc.)
It has the following original features:
- It will enable the current tenant, present for the last 20 years, to remain on the site;
- Campus Val de Bièvre is a virtuous property development, at the forefront of sustainable development;
- The site is located at the heart of the Healthcare Campus in the Vallée Scientifique de la Bièvre (the Bièvre science valley) and, in the future, will benefit from the extension of line 14 of the Paris metro which will connect the site to Paris' major airports.
This property asset is financed by MACSF épargne retraite, without issue of debt.
The operation, which is one the year’s biggest rental property transactions, was managed by the property teams of the MACSF group, assisted by Jones Lang LaSalle (owner's project manager) and Gide Loyrette (legal and fiscal advice).
