The apartments of the Fenêtres sur Rives are in 3 separate buildings. All are certified against the ‘THPE’ (very-high-energy performance) standard. Their bioclimatic design guarantees that occupants enjoy comfort and energy savings.
On each roof there are 22 m2 of photovoltaic solar panels for heating domestic hot water. The central heating system consists of 2 energy-efficient condensation boilers. The orientation of the buildings and room layouts have been designed to optimise solar radiation and natural air circulation. The buildings’ green roofs also provide enhanced thermal insulation.
Designed by architectural firm Rey-Lucquet, the Fenêtre sur Rives residential complex applies the latest regulations on access by persons with reduced mobility, making movement easier for wheelchair users (lifts, ramps, non-slip flooring in bath/shower rooms, etc.). The programme received an award (Pyramide d’Argent) from the French federation of property developer/builders (FPC).
Designed as part of the urban revitalisation project carried out by the Strasbourg municipal authority (CUS), Fenêtres sur Rives is located in a socially-disadvantaged neighbourhood where appropriate development is subsidised by the national agency for urban revitalisation, ANRU. First-time buyers can thus benefit from VAT reduced to 5.5%. Steps have also been taken to improve access to the Neuhof district which is now served by the city tram system.
Although located in a built-up area, Fenêtres sur Rives enjoys lush green surroundings where more than half the grounds (3,000 m2) are landscaped. Standing on the banks of the Ziegelwasser, an old branch of the Rhine, and thus enjoying immediate proximity to water, the complex offers occupants a quiet, relaxing living environment.
