We believe mixed-use developments will be a key feature of the city of the future, with programmes comprising residential properties, offices and shops.
After 20 years spent successfully developing retail projects in Portugal, Spain and France, they now play a long-term part in our strategy.
In 2013, Bouygues Immobilier created a Retail Property division headed by experienced specialists from French and international operators. As well as providing retail input into major projects, the team provides advice and support to the other operating divisions (Residential Property, Commercial Property, Neighbourhood Development and International). It is essential to incorporate retail-related requirements into our residential and office programmes at the earliest possible stage. That is why the Retail Property division has an educational task to accomplish within the company in order to foster a “retail culture”.
Each year, a hundred or so programmes all over France include street-level shops. In each region, specialists are appointed and trained in the specifics of the retail property business, such as design, access, deliveries, clarity and commercial leases.
One of our key goals as an urban operator is to create attractive places to live that will become the vibrant heart of a neighbourhood, incorporating all the stages and all the complexity of a mixed-use project. We provide expertise to make city centres more dynamic and more attractive [lien article Demain la ville by:
- designing streetlevel retail space and services, always ensuring that they complement existing shops and bring a warm and friendly atmosphere (restaurants, open-air markets, etc.),
- including cultural and leisure facilities such as cinemas and places for art exhibitions, or socially innovative features such as a Fab Lab, depending on the programme,
- marketing, managing and coordinating retail outlets and managing parking spaces to ensure that programming is always efficient and attractive.
Our teams are involved from a very early stage, monitoring, overseeing and guiding the whole project in order to ensure its long-term success and satisfy all our customers, from local authorities and investors to retailers and shoppers.
Our aim is to meet residents’ expectations and retailers’ needs through our understanding of changing modes of consumption and their integration into mixed-use developments. Our role as a developer incorporating shops into our programmes is to listen to feedback and come up with the best solutions for the city of the future.
